They can get that extra $500 a month with real estate or by delivering pizzas in their off hours, but that is a different matter. ;-)  Looking at the chart below: If you want $40,000 a year income using the 4% rule - you need $1,000,000 - none of those categories below come even close.

Also, I averaged $24/hr take-home while delivering, is he not reaching these kinds of numbers?

I'm in the due diligence phase for purchasing a SFH, and I have 2 weeks in which to decide if I'm keeping the current tenants in place through the close, or have the sellers give them a 30 day notice and deliver the property vacant at close. 

I am fresh to the real estate industry.
