That said though, deep discounts are difficult to find in most markets from most sources, and I would pursue it because you have a willing client at the table.If you do not have a very good short sale realtor I would try to contract with the homeowner then find a short sale realtor. 

Most drivers here aren't glued to your bumper and they actually stop for red lights instead of barreling through them like they are color blind.  

Is this a red flag?? 

So if you’re waiting on deep discounts like in 2011 furgetaboutit.

(again anyone that truly knows this niche market should understand that red flag.

I speak at events around the US and internationally and these properties while they may look like great deals and great potential I would caution you that there are some major red flags that most people won't tell you about in these types of deals

As a general rule of thumb anything that pops up immediately when you google a term that should have a lot of results should raise some red flags.

I had a crew go in and deep clean every piece of concrete in the basement with bleach and I sprayed every square inch of the wood (floor joists, window wells, etc...) that I could find with KILLZ before painting.
