Direct marketing is your best option to find a good deal.Once you find that deal (and you should have already lined up money), you want to start the rehab process immediately, time is your enemy and cuts into profits.Education is paramount and you must know how to evaluate rehab costs and properly calculate the ARV (exit value).

So if installing laminate is normally $2 a square foot, you're only going to pay him $1.50 a square foot.By agreeing to that discount, then maybe it would make sense to cut him in for a portion of the profits.

One thing is make sure your lights work, each light switch has a cover, any kind of porch, steps and hand rails are solid, there is hot water, grass is cut, sufficient garbage bins..I got violation for all of those..
