Looking for creative and legal solutions.

Now that I have the REI mindset, I often think about how we can help these great Americans offload unwanted homes through creative approaches. 

Learn creative financing strategies/techniques for buying (Seller Finance, Sub2, etc.), then find motivated sellers. 

I do sort of feel like I'm making excuses, so maybe you can give me your thoughts as to whether my reasons below for waiting make sense or if I'm just procrastinating.1) I have no idea what I'm doing or where to find deals that make sense.2) I have just started building my cash reserves within the last month, I have no money to work with right now.3) I have way too much bad debt right now and am working towards paying it down over the next year to improve my credit in order to be able to secure financing on properties.I know there are creative ways to finance properties that could be a work around for my lack of cash reserves and the amount of debt I have.

When I mention creative financing or direct mail campigns they look at me like I'm crazy or that I'm just looking for a get rich quick scheme. 

He provides detailed examples to explain the strategies and empowers the reader to begin thinking of ways to implement the strategies in the book.This book is a must read for all new investors to help them think of creative ways to buy their first deal and is one of my favorite (although I've never read a bad book published by BP).3.

The whole point of creative financing is helping sellers find a solution to a problem by creating a win-win situation for everyone involved. 

I hope this post helps some of you out there apprehensive to put together a deal without knowing how to do everything up front.I bought my first deal and waited a year to do my second deal because I didn’t know anything about creative financing.
