In my area I go to the 13th circuit Court website and I can look up law suits and even speeding tickets.You should have something similar and I bet with a few tries on google you can find it.

@Jason MercheyYes, cap rates are very low and appear to be going even lower.Given the current economic and financial environment, I would say 13% IRR LP returns is a reasonable target to aim for MF acquisitions made in 2021 and 2022.

Don't be cheap and always hire an attorney when terminating or evicting a tenant because there are too many laws to deal with, too many changes in laws and a decent attorney turns over every stone before filing for the eviction in court.

Just a side note, some states (among them, California where I live) have very aggressive anti-discrimination laws for landlords and include things like physical appearance, familial status, and if they have children under 18.
