Plenty of good pros on BP who you might want to connect with for a consultation. 

It's like a high end Hyundai vs a BMW or Mercedes; the Hyundai might have better reliability and maintenance and whatever; but the way it drives and makes you feel just isn't the same.

If you need legal advice, I would suggest you consult with a attorney licensed in your state instead of a group random people on an Internet chat board.

@Keith Dalpe I'd recommend instead of having your Realtor handling the 1031 process, to consult a 1031 exchange professional. 

If you have MLS access cross reference that with reliable real estate data (news articles, studies, government agencies) to find where the hot areas are.I'd say it all comes down to knowing your market and your audience.

@Deanna McCormick Thanks for comment and feedback on process, but it seems like we keep getting side tracked the thread.I will probably sit in on a proceeding.But The title in the post is 'convincing my client' to settle....Eviction has already been filed.My job as a PM is to consult, and as a business I need to make money. 

I have no direct experience with REI, with exception to providing consultation to a recently concluded family situation between my Mother [the landlord] and my Uncle [the renter] (a life lesson worth sharing later).

So finding a good contractor and reliable inspection crew to back up everything in person will be critical, as well as some good agents in the area.
