Any private money lenders looking to invest in a company that will be acquiring homes subject to in the NJ and NYC area?

Perhaps there is a creative solution to this or that there are companies that buy distressed homes like this, or that someone themselves is interested in buying it for cash because it's so cheap, etc...  

Insurance companies have many exclusions and they may not cover everything, but they can help to pay for some of the costs of a lawsuit.Good:Using one LLC for all of your rental properties.

Multiple, billion dollar companies are investing into our area, such as Intel, Google, and Amazon, due to reasons such as lower costs on land, great tax abatement opportunities, and an attractive cost of living for employees.

I would recommend against PM company.

I am running a new property management company.

Except for a situation where there is contributed real estate assets, I personally would not want to enter into a partnership where the other individual previously created the LLC as I am not clear what business activities may have occurred within the LLC prior to my admission to the company. 

It's a violation of the law to send an unsolicited text message. the FCC is handing out fines in the hundreds of millions to even medium sized companies.
