I am a huge fan of not signing long-term leases until I feel tenants out a bit - sometimes their true colors come out a few days after closing, and sometimes it’s a few months.

I had a Section 8 tenant who smoked something in the bedroom (whether it was marijuana, cigarettes or something else, I don't know) and two of the walls had what looked to be watery light-colored tar running down the wall and so smoking does cause damage.
