So many 'sophisticated' methods of investing get folks' rears in cracks I probably got carried away.  

Sounds like to me she needs to be educated and feed the cat and clean the bowl versus leaving it out...I have a dog and this happens to me and my home is sprayed monthly...It only happens when we get lazy and don't clean the bowl properly.Personally,  i would spray, then ask her about what i mentioned above.

The world is full of renters right now that would love to clean that place up for a break in the rent.

If you're asking how to get it approved for financing, when there are repairs required before it can be financed......make sure you're fully approved, the title work is clean, then do the repairs yourself out of pocket just before closing.
