I have accredited investors sometimes like to invest IRA money in my NNN cash purchase value add deals.Personally I don't really care for IRA's and for people at certain levels of wealth can be a waste of time and money.There are others ways to write down taxes on income today and get close to the same objective or better.Another wrinkle people do not know about is when they approach me to buy a stabilized NNN investment grade tenant property to own themselves.

Objectively speaking, all of the "gurus" out there are being paid to get people through doing a transaction.

Appreciation would be nice, but that's not my main objective.

That's easy: lender has vetted borrower and agreed to lend to this specific borrower using a very specific object as collateral.

If they object to that visit, then their application is declined.

There are other strategies that can be used in title transfers when privacy is the objective. 

However, what I tell potential buyers (even if it's again my own interest) is that, as a final buyer, I'd buy in Tulum if I want to own something for my own use and then my financial objective would have to have at least all my costs covered.
