Find a local business bank -- we have used BB&T in NC and Fitzgerald Financial in MD, I think Monarch Bank in VA does them, but there should be some in your area that will do #5-10.

You lease option a property from a landlord/seller (L/S) and then turn around and lease option that to a tenant/buyer (T/B).You get paid several ways:1) You give your L/S a small option fee and collect a large one from your T/B.
