With so many buyers thinking agents suck or are out to screw them, this just eliminates the buyer's agent role...

The owner is (or should be) named as the landlord on the lease, with the PM listed as agent for the owner.

I am also starting the coursework to become a licensed agent.Currently, I am looking for buyers in this area. 

That said, you should hire a local agent investor and do your own due-diligence on town ordinance.
