I don't bother with an LLC for single-family homes.

Plus, whenever I am ready to sell I likely don't need to bother listing and can just reach out to my network to sell.For what it's worth, what might sound like a slow growth strategy doesn't feel like it in hindsight.

I am worried about leaks and have heard from so many people that tenants just can't be bothered to report them sometimes.

I have heard everything from "I didn't want to bother you" to "I was afraid it was my fault", just crazy.  

So, I do continue to receive emails from Seattle City Lights when bills are issues... but of course after February, I wasn't bothering to even open the bill emails since in my mind that was now my tenant's responsibility.... 

If you bother to calculate what the true cost of other forms of energy would be without being propped up by government, you will see that solar is cheap by comparison.

Should I not even bother looking into these neighborhoods for cash flow?

We had one guy that just wasn't interested in our little rehab (we could tell from body language and attitude) and he never bothered to send the quote. 

@Mo Farraj Depends on area and price range but we do not even bother looking at MLS deals unless we are willing to over offer a few thousand.

Our neighbors in town don’t seem to be bothered at all.
