Hi, my name is Curby Sanders I'm a 28 year old truck driver transitioning into real estate investment.

Just starting and getting that first property under your belt is always the biggest hurdle.

I would pay particular attention to who wholesalers are currently closing deals in your area then do that and get a couple deals under your belt. 

Maybe I'm making the idea of MF investing harder than it actually is or maybe I'm putting the cart before the horse and need some SFH deals under my belt before the MF.  

It's expensive money and I am aware of that, but if it gets me to point b where I have some experience under my belt I can then get finances in other ways especially if I have some more of my own.  

If we were to move we would keep the property we are currently living in as a rental because we bought it well, but it would be nice to have another one or two small properties under our belt with low-down financing.

In some cities like the rust belt you could flip for $60k/home.

So, it will have taken us 5 years to get two rentals under out belt.

There have been a lot of ups and downs before getting to this point but I'm excited to get this first project under my belt.
