Short story long...Metrics: 1000+ sqft; around schools (any schools); 3+ bdrm; 1+bath; off-street parking.Start looking at 2 or 3 properties in the same general vicinity that have similar square footage, bedrooms and bathrooms.

We usually look for all brick with good bones, structure, layout and Mechanical’s that only needs Cosmetical repairs and updating of things like Vanities, carpet, paint and fixtures etc.
