So I started a eviction process which is fairly easy and got her out in 3month, basically killing any profits I made but the experience was well worth it.

I remember listening to one of the recent podcasts (can't remember which episode in particular) but the investor was invested in a more rural area and said rents can basically stay flat for years and years.

I shouldn’t drive over to see the house unless I have a proof of funds letter from the lender, but I can’t get a proof of funds letter unless I know what the rehab/repair costs will be if that will be included, and I can’t get the rehab/repair costs unless I get inside the house.Am I reading too much into this conondrum?

Basically, a FLIP funded with income-producing RE passes on net income (rents) initially and then, at a point that you specify when you create the trust, the trust will 'flip' to paying you a flat rate of income based on the trust's total value.
