I am dealing with the same thing this month with Cozy (see my thread elsewhere in this forum), but the tenant has it set up for automatic payment and I can see the payment was initiated as it should have been.

Most banks offer this now, even the small ones, and the checks get setup on an automatic setup where they are mailed out by the bank and arrive on time!

They say they don't want the bother of writing a check every month, but all they need to do is set up an automatic payment from their bank account and they are done for the year!

I have a custom batch script using xxcopy that backs up my QB files to my Google Drive folder on my PC which automatically uploads (synchs) to my online Google Drive (same concept as dropbox), so my files are always backed up.

Just don't let it affect your view of future tenants, there are some good ones out there and as having been one of them, it sucks when your landlord automatically assumes the worst just because you're a tenant - remember they're ultimately the customer.

A land trust is a pass through entity, it does not file a tax return, it just keeps your name off title so an asset search wouldn't pull anything up and if someone got a judgement against you personally, the judgement would not automatically lien your houses held in trust.As far as the transfer questions, this is more a sub2 lesson, but it works the same for transferring to your LLC.

From my understanding, in Wisconsin 28 days is all that is required to end a month-to-month rental agreement and a lease will automatically end at the end of the lease period if not extended, unless the tenant and landlord agreed to a longer notice period in the rental agreement... which seems to be the case here.
