@Tito Burgos I would argue if you use the money on a buy and hold, and buy right, you will be about refinance into long term money with a bank and take your Monday to many more deals.. it seems like that’s called BRRR on this site.This will leave you with your original cash and an asset that is producing cash flow every month.

-you need to consider disposition of asset, exit cap rates and valuation at key points like refi (if that is part of your strategy) and end of loan term Overall, I would say that all of the above needs to be put into a MF underwriting model as there are a lot of factors missing that will blow this investment up (in a bad way).

@Nick Dillaha You're evaluating this scenario completely wrong, The bank will accept offers close to what the property is worth today, The price in which they took the property back will not weigh on the Asset Manager as he's pricing against the current market then expecting investors to come in somewhere between current value and current value plus estimated repair cost.
