Be careful, there are a lot of people buying these certificates on the internet and they show you a fake piece of paper in hopes you allow the pet without add rent or deposit even if you have a no-pet restriction.

I completely agree with @Jared Prevost about making sure to have financing lined up and don't be afraid to close a small deal that isn't perfect in order to show brokers you are serious.Another piece of advice, once you have found a broker you like working with that is regularly sending you deals be sure to keep them in the loop on your opinions about what they are sending you.

I can tell you I got audited on the very subject It only last 20 minutes my accountant showed my returns and copies of my brokers licenses etc and I was fine others who tried it and did not qualify got nailed.So bottom line is you need to know why this bonus deprecation is being offered on this Real estate maybe it had something to do with super storm sandy?
