Generally speaking should I have the expectation my realtor should assist me (provide contractors, call them for quotes, etc)  as this is part of selling my house or does this fall on me as a homeowner?

His mother is going into an assisted living facility and needs to sell...all they are looking for is to pay off the mortgage owed (about $108K) I would prefer not to come out of pocket to satisfy in full b/c i have other projects going on and i'm a bit cash strapped until they close.

If you can't find a heloc for the investment properties then you can simply do a cash out refi and allow the rents from the investment properties to pay off the new loan(s).I also think that looking at purchasing a multifamily is a great way to go simply because you're receiving extra rents from that property that you purchase cash which would assist you in paying that heloc or cash out refi loan off even sooner.
