If it is not, then trying to get that use approved at the board of appeals is going to be difficult.

Still the rents are high because of Section 8 and Eden government assisted rent programs that pay $$$ (think $885 for a 2bd) for properites with very little appeal. 

The reason hacking a multi family is appealing to me is because it's something I can do all by myself.

Like I said, you can talk to the appraiser or try to appeal it with the bank and their underwriters.

I have a rental house in a college town, but it's far enough from the college that it doesn't appeal to the college demographic that feel the need to live next to campus. 

Georgia and Texas are appealing, as is Illinois, with the high return potentials.

Rented it 2 years ago and the original tenants are about to renew for another 2 years.Also, I managed to curb my tax bill -- property taxes were going to go up like crazy, after a 3-round appeal, my purchase was deemed a reliable comp (I know, right!)

It'll cost a slightly higher water bill, but having better curb appeal will matter in a lot of ways.

There is no database of this anywhere and any website that claims to is lying.

And also think about your local market and what appeals to buyers there.
