I'm not a sophisticated investor either, but I thought I'd at least share the changes I've made that have been helpful.Like you, I keep hearing that a particular place is great and then getting excited about it until I find a particular element (schools, anticipated appreciation/depreciation, job growth, all the things you mentioned) and I chicken out and start over with a new place.
