They want to put the listing up live in two days and i'd love to grab it.Can anyone help me get started in the right direction?

We met in 2019 while we were both living in the Detroit area.

I'm guessing they've got to get some fees on the deals in addition to title fees to pay their originators. 

A friend of mine who still lives there said he couldn't believe how many houses are currently for rent in 5 points and Old Town.

The only way real estate investing seems to make sense in my mind now is to use as little debt as possible and then hope in a couple years that rates are down and then you can refinance to get your equity back for additional properties.

Currently we live in the apartment and we are renting out whole house. 

Revenue is not profit though...you have additional expenses in STR (close to 50% of OpEx) due to cleaning, vacancy, and supplies.

This can give you the opportunity to possibly add more units within an existing property or even build additional units in the future.
