@Pamela Gates there are plenty of smaller units (condos, townhomes) that are not in condotels.

To go with this just ran numbers for the Dayton MLS Daily stats Units sold In January 2023 was 517 units and January 2024 was 824 UNITS!

In addition, you do not distinguish if non-commercial MF (less than 5 units) or commercial MF (more than 4 units).  

After buying and finishing The Book On Rental Property Investing, I'm definitely investing in rental properties is the path for me.I'm still obviously at the very beginning of my investing "career," so forgive me if this is an uninformed or silly train of thought, but I'm wondering if anyone can weigh in on the differences of investing in real estate, particularly in rental units, in the US vs Canada.

I'm looking to for a personal property for myself, I found a really cheap 1br co-op unit.. this is in New Jersey.. especially in the area wont find single family or townhomes, under 300kThe price of the co-op unit is around 130k, but co-op wants a cash purchase also the fees are $600 a month which are the taxes and HOA feesyou have to live there 1 year before you can rent the property out.. rent for this unit goes for $1600 a month my plans were to live there for 1 year and then rent it out. 

I'm a little nervous about the wear and tear but it couldn't have worked out better for me since I've been out of town almost the whole time she's been in the unit due to my husband's illness.

I am also wondering if we would feel stuck there, if renting both units would result in negative cash flow.
