My first venture was a fix-and-flip turned rental in Angel Fire, NM.I’m eager to dive deeper into real estate investing and am especially interested in adding more investment properties in the Santa Fe area.

Some I like more than others. 

My partner and I visited Detroit MI this past weekend and found 2 deals:TRIPLEX for $50k with ARV of $130k with one unit already rented at $1000 & the other two needing about $30k to rehab.

I can understand the hesitance about buying and then being stuck with a high mortgage payment and no cash flow.

I am buying all my LTRs with cash that is generated from my other rental income.STR'S for me are high end vacation rentals and I use mortgages for these.

Is anyone familiar with late fee laws in Maryland for a commercial property?
