Borrowing at 100% leverage has its own risks, but if you're considering one of these packages, I'm going to assume you understand the ins and outs of being fully leveraged, so I'll forego any advice there.Also, to address some comments around the bank selling them, there are regulations in place that do not allow banks to hold a property for profit.  

You will need to supply more specific information as to why your score is where it is.

This property is especially appealing considering the high growth prices in Portland because of the growth in the area and limited supply of housing.

In Alabama, you might be considered to be collecting a debt and thus in violation of collection laws.Just make sure you understand the local laws and regulations.

When you say that you will be the energy provider to the building, how are you planning on hooking your system into the grid and monitoring how much you supply to the tenants?

Loan data is supplied by any Seller wishing to sell their loan.  

And the fact that you can't find anything comparable on the market tells me supply/demand is on your side.

Any information, when you have none or a limited supply will be helpful for sure but I advise to be careful not to group all loans and purchases into a cookie cutter template.
