When I left my home town of Alpine, TX many, many, many years ago, I could barely think straight.

As you can see, my exit strategy needs some serious developing past the bare bones.

The nice thing about this that I ended up buying many other properties with his help on the closing cost.... and in a year or two he was getting from me  close to $2,500 per month, so during the winter, when the other realtors were starving, (the ones that did say no to my request) he was doing fine...and I ended up buyer pretty much all of my properties with     All these payments came out of the cash-flow, and even thought the properties were so leveraged that I barely  broke even at the beginning (they were in quite suburban setting where it was/ is harder to cash flow) But now two decades later the property values close to quadrupled and the cash flow now over a $1000 on each of those properties.

What barely cash flows now will cash flow better in a couple of years, and a hell of a lot better in 15 years if you have a 15 year mortgage. 

@Antionette Carradine my first one was a SFH and I didn't have a lot of money to repair so I bought one with virtually no repairs necessary and then once I moved out and put a tenant in, it barely cashflowed.

If it's 100yrs old duplex, a < 10 unit apartment complex, a problem property with a history of issues, I'm saving bare minimum 25k and more like 50k. 

I do have a rental sfr in CA but of course it barely breaks even which is still great considering its CA.

Pulling comps seems to be the bare minimum of manual work most agents can expect to do.

Can you foot the bill when starflight airlifts your barely alive body and transports it to a hospital for a major surgery.
