Send 1,000 mailers: 2% engage = 20.   40% turn into leads = 8.   75% set appointments = 6.   85% "sit" = 5.   60% are viable potentials and submit offer = 3.    

Make sure you have insurance on the property incase any damage is done.Law enforcement has to be present during a set out to deal with any problems.

The occupancy requirement would be to qualify for the loan initially, not a stipulation for any set period of time.  

You've already identified where you want to be and what type of RE you want to do...so those are 2 huge goals that you've identified right off the bat.All it takes now is money to get into the game.

@Ryan Larsen what @Nicholas L. states is pretty true.Being a PM is NOT a high-paying, often not even a well-paying job.If you're set on that strategy, start calling up local large apartment complexes and asking if they are hiring.

My primary goal is to net zero with house hacking, renovate to appreciate, and refinance after a year, pulling built renovation/sweat equity.
