You'll need the cash to close, so if you need a transactional lender, you'll have the costs associated with that loan you'll need to pay.Then you'll need to pay for the closing (title search, title insurance, closing fees, etc) -- this might be covered by the buyer, depending on what you negotiate and what is customary in your area.If you have the potential to make $45K on this deal and aren't comfortable with these basic issues, I would suggest finding a more experienced wholesaler in your area who can walk you through the process for a small fee.

So, it may take some searching to find the right bank.If you're intention is to build up a large portfolio, and the properties truly cash flow with the loan payment, maybe you want to use the cash they're generating to add to your portfolio rather than paying them down.
