If I would have had to evict Im sure my story would have been similar to yours.The tenant I bought out was a head case and would flip from a nice accommodating lady to spewing balls of hate at me and my wife so we limited out contact with her.

First off if they're posting a general ad, they're going to be looking at the deal through rose-tinted glasses, so I would take everything they say with a grain of salt.Overview: 50 units, 2 properties, built in 1967-68 (watch out for deferred maintenance), asking for $1.55 mil and $1.5 mil or $3.05 mil together, purchase it at either 9.5% or 9.6% cap rate on in place financials.I'm assuming you're questions are more geared to what they're talking about in terms of Cap Rate, NOI, pro forma, etc.Cap Rate is used to determine the price, the formula is: Net Operating Income / Cap Rate = Purchase Price.So if you have 2 of the 3 you can figure out the third. $3.05 mil x 9.5% = $289,750.

And again they hardly if ever put anything on MLS it all goes loop net or coast star which you as the public have a right to subscribe too for a fee or see the free side as well.its sounds like to me you just want a hand out and are not willing to put in the time education and effort it takes to get the best deals.and the best deals many times are gotten by the wholesalers in certain markets.. and I don't see you ragging on them.. when they tell a little old lady their 150k house is only worth 50k and do a equity strip deal... whats your thought on that ????
