The numbers look good for this property so i'm confused why it  would be sold so frequently.What would cause investors to get rid of this property so frequently?

Previous landlord references are helpful, current ones usually are but may lie just to get rid of a bad tenant.

The owners are not local and seem to just want to get rid of it.

You are young, a couple of years is nothing in the bigger picture, get rid of your bad debt first. 

How many posts are on here that start "Help" followed by some long tail of how a tenant has done this and that and something else and now the owner needs/ wants to get rid of the tenant for some reason or another and it's gone on so far it's costing the owner bunches of money.
