They would have to have a compelling reason to do so like a fully executed purchase and sale agreement and proof of funds necessary to close.

.$2M in, at this future time, lightly levered RE.Supposing this is close to what you’d love, one could spit out a financial plan that looked something like the following:- Max HSA- Max 401(k)Use leftovers to go on a shopping spree buying RE at relatively low leverage, potentially on 15 year mortgages, in local LCOL area (which probably also means a relatively reasonable cash flow market)Obviously I’m making a ton of assumptions here and will be wrong in ten places.

@Gino BarbaroWe got a bid from Caldwell and they wanted 1.75/day per machine plus monitoring and credit card fees plus every year the price goes up by CPI min 3% & the contract is for 8 years. 

Yes fiberglass can be patched and look (reasonably) good, and hold up.

Sounds like you are heading down a complicated road for maybe no reason.  

You can walk away for any reason for five days and this period may be extended.
