we cant say 100% in either direction because we cannot see or know the extent of roach problem. what we do know though, is that health and safety concerns (which can stem from bug problems) are usually very frowned upon in the court system, especially in NJ which is very tenant friendly. if this went to court, you would be the big bad slumlord up against the poor, deprived tenant who was tricked into living in a roach infested apartment. of course, I have no way of knowing what the truth is, and I'll assume its not since you seem like a decent person. the fact though, is that the tenant should not have a roach problem the first month living there unless he or she lived like an absolute pig. if she had lived there 8 months, I would be more inclined to push the issue. since she has had bug issues since the beginning my instincts are telling me that what is right, would be to let her leave at the end of the month and agree to amicably end the lease.

Southside ("flats" and "slopes" simply denote if you are located on the flat part or hill part of Southside, it's all the same neighborhood though) is across the river, you can't walk but it's a short drive and there is public transportation, also a lot of college rentals here.

My service was worthwhile - I earned an honorable discharge, some medals and letters of commendation, and the ability to access VA health care, which has been most valuable the times in my life that I didn't have any health insurance - but it didn't do anything towards my RE investing career.

If there are, then I would address them..if this is a real concern for the health of your property, then fix the real issue...drainage, foundation...... damaging the interior due to mud/dirt etc....then fix it....if its 99% cosmetic, then hell noOtherwise the tenant can go pound sand......they rented it "as is" with full disclosure and acceptance of the property...Don't like it?.....

Additionally, the HML approved the loan based on the value of retirement funds, and other investment assets, my point here is that my HML lender wasn't just using the investment property to back the loan, it was overall financial health in combination with the value in the investment property.
