I did a walkthrough before closing and there was a bunch of junk still in the garage (numerous paint cans - some that were very old, an old microwave, and old door, cut drywall, half a bag of grout, and some other junk).

Have your realtor run the numbers for you - you'll find quickly that there are numerous options out there which are "net net" cheaper that an owner-occupied condo/townhome/sfr.

A different person did the walk-through with her and didn't mention anything about the carpet needing replacing or a pet fee.They sent pictures of the underside of the carpet after they had pulled it up and there are numerous stains of various sizes.
