I've been thinking, wouldn't it be advantageous to look for off-market properties, get hard money for purchase and repairs, then refi into a conventional mortgage so I can use a homestead exemption on the home?

For the tax exclusion, I was pointing out that I will be exempt from paying long term capital gains since my reported W-2 for this year will be low enough (0% capital gains for single filer reporting below 40k).
