Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

@alec davis yes I moved in last October but the right of redemption wasn't up until the end of April of this year.

@Donovan VicentiInvest in Debt is one group I've heard about but have not yet attended personally.ABQREIA is the only group I attend, but I missed the last one due to travel.Check the meet-up dot com site and other forums here to find others.  

They just have mentally moved on and are ready to close out the note because it's their last reminder of the property.

It might be the last to get hit, but the wound runs deep.
