First, you will have to create an investment fund, usually an LLC or LP, complete with a Private Placement Memorandum which describes in detail what you plan to do with the funds as well as pro forma financial information just to name a few.If you plan to seek investors outside of Texas, then you will have to register in those states as well.

Absolutely.To take this into account, I think a lot of investors here assuming a 100% LTV on the loan (in other words, completely financed with no cash outlay), and look to see $100/month under that scenario.Of course, they don't really get 100% LTV loans, but that is the modeling they use to determine if they're getting $100/month.
