The professional tenants share this kind of info in some circles, and all they have to do is call with the suspicion that their usage is less than their bill, and they utility will send a tech to inspect all circuits.

My recommendation would be to invest in some kind of index mutual fund and contribute maximum for the next few years, then you'll have a lot more investment options to consider.

And have some kind of written out - i.e. they agree to invest $10k for 5 years at 8% annual, and then can cash out any time after that with some kind of notice (3 months, 6 months, 1 year, etc).

They also will likely not consider rental income that isn't being generated so you will probably have to have enough verifiable income to support the whole loan.

Not speaking as an attorney (which I'm not, nor want to be) I personally would certify-return receipt mail his money back,  immediately change the locks, and issue a cancellation of lease.If this person pulls this kind of stuff at the get-go, you believe he will change his ways after move in?
