Depending on your amount you may want to consider a debt fund too as its less work and your money is deployed/paying you interest so you do not have to keep finding deal after deal. just some food for thought

When there is no buyer's agent, the seller's agent keeps the full commission amount as they technically become your agent as well and will represent both sides in the transaction.

i'm in hopedale MA. i use rentredi for tenant payments. no complaints, simple, i like it. a BANK that also offers rent collection seems over the top to me. i'd rather keep using my small local bank. i also don't keep security deposits because the laws in MA re: how they can be used are so insane that i'd rather just not deal with it.

This should be interesting as better agents who have more business will naturally keep the firm at higher commissions, leaving less experienced agents with more low-priced business.Uninformed sellers will push back on including buyers commissions in the sales price resulting in less competition and lower prices on those homes.Uninformed buyers will self-sort out of the market unless they meet a great agent to explain their options.

Now that my client list is expanding and rentals aren't going as quick I need something to organize better and that goes out to more than 3 sites.I use Follow up boss but I'm trying to keep the rental side separate because I lose track of a lot when combined.Any low cost or free programs that meet my needs?
