I really believe its best to just get started.There are podcasts are all over from guys like Matt Theriault, Sean Terry, Joe McCall (these three are my favorite), Jim Ingersoll, Justin Colby, Kevin Bupp, Mike Simmons, & Bryan Ellis; and groups like BiggerPockets, REI 360, Rich Dad Radio, and FlipNerd.Denver is uber competitive, and I would guess that its more like the 80/20 you mentioned.

I wanted to comment in relation to Jim Pipers comment.I feel that the strategy of asking for a reduced commission is a mistake.If you are going to be a long time investor buying a lot of properties in a specific area then it's not a good idea.If you are buying a one off property and nothing ever again then the ramifications might not matter as much.In residential a lot of the agents are desperate and investors feel they can walk all over them and treat them like dirt as a dime a dozen.
