How specific can you get in your lease when it comes to tenants responsibility for repairs of things to the house related to negligence, ie flushing sanitary products down toilets, appliances, hoa fines related to negligence of caring for the yard or following hoa rules etc? 

I'm new here and looking to get into house hacking by rehabbing a duplex.

Momma will be close and you won't have to spend as much since houses in CA are insane. 

It's odd, how my remotes and lightbulbs need to be constantly replaced at my STRs but not at my house during the same time period.  

It seems like you have a 3000 sq.ft house. 

I'd recommend researching areas to see that they have:- Low unemployment- High demand for housing - relatively low inventory- local job creation/booming local economy- high avg/median income- increasing population- low average days-on-market (DOM)- history of rent and property value increases YOY- low crime- highly-rated schools (or above average)I'd compare the target neighborhood to surrounding neighborhoods and/or nearest metro areas. 

I have almost an acre and my detached garage/workshop is about 100 feet away from the main house. 

And they will look at things like mortgages, insurance policies, bank accounts, personal social media posts that may talk about the house, utility bills, leases signed by you personally, etc in an attempt to pierce the corporate veil.  

There is a lot of inventory for flipping houses and also for BRRRR and buy and hold in New Orleans.

Why would a buyer buy a house from a wholesaler who bought it off the MLS when they could have just bought it off the MLS themselves?
