A guest or visitor who is injured due to untreated snow or ice will likely sue both the property owner and the tenant.

We have occupancy rules in the lease, along with a clear no smoking policy for tenants and guests.

Hey @Jorge Ruiz Victorville and the high desert always looks tempting to go all in on since the low cost of entry; however, it does sit at a buyer beware status since a lot of the areas have a higher crime rate.

Also, the basement was not advertised during the time the rent ad was posted.There is also the fireplace which i did have inspected, but it received a not operable status.  

Changed the lease to basically say that as the owner I am responsible to ensure operational status of all the facilities and, at the time of your occupancy, electrical, heating, cooling and all plumbing fixtures are operational.If there is any blockage of the plumbing, it is due to your negligence and therefore your responsibility to have it cleared.
