Recommendations:1) Invest in Debt -Jimmy Napier2) Smart Trust Deed Investment in California- George Coates (California Specific & Out of print but a great foundation)3) Take a class & learn how to use a financial calculator HP10BII is my preference.This is a good start.

I am extremely handy and plan on doing all repairs except electric or foundation if those were to be needed.

I imagine that excavating just under the porch or one of those rooms will be a good bit more expensive due to the non-rectangular design (foundation and framing will cost more) and excavating a larger rectangle (under the Pantry, Porch, Mom Room) will be more expensive because it's just more excavation, foundation and framing.

I would be more concerned over if the tree has worked it's way under the house or foundation.

@Luke Ward - once I quit buying properties, I started setting aside 5% of gross rents for maintenance reserves... just in time to incur a completely out-of-the-blue foundation repair.
