If you falsely tell the tenant you are moving in a family member, and then list the property for sale you could be subject to owing the tenant 3 times your rent amount, plus legal fees and damages.

@Larry M Shepherd You can use about 75% of income from the leases on multi family properties to help qualify towards your DTI ratio to qualify for new mortgages on multi family property.
