I'd like to mention that if I make the upgrades aside from the two halves of the duplex, I have the space to close off the living room area on my side, which is one of the additions and make it into a short term rental with it's own parking and walkway along with sufficient enough space in the back yard to make a small in-law quarters/tiny home as well with it's secured fence, parking and walkway.My question is: Do I take the risk, invest in the duplex I will own someday with my hard earned liquid cash, expand and create the two short rentals on the property?

The only thing inside RT 128 selling at that price would be a wreck of a tiny condo or a mobile home.PM me the address if you like and I'll take a look at it.

Your price range is on the extreme low end and I wouldn't be surprised if you only find 1/1 units at that range.

When I arrived the property it was extremely overgrown and you couldn’t get to the back of the house.

When market is extremely high it is ok to be creative in order to make good return on investment.

You'll have to come to grips with the fact that NO ONE will do everything the way you do it.Somethings a PMC will actually do better, but they won't do the extreme hand-holding of tenants that many DIY landlords do.

The terms are extremely one-sided and I was dealing with a closing agent, unable to speak with the seller or sellers attorney.

If you want to make money in NJ it will be extremely tough unless you plan on being hands on.
