I guess I could prospect harder for seller financing deals but in my mind I would hate to be in a spot where I can't move on something right away which is where I am now.

Do not take risk that is in a side business(your rentals) and move it into your personal life(your primary).

I'm going to be moving out of the property soon into a house hack and will be turning my primary into my first investment property. 

The year has come that we want to make this move but in all my research, I'm finding the long term rents are just so affordable in my area that, at best, we will break even.

So, I eventually sold for cash to an investor who moved the home I was selling out of the park and onto their piece of land. 

@Chai Jonn if you can execute on teh 1031 this is a great time to do it to move up in terms of quality of collateral. 

How slow is it moving, what's the seller needing to do.At the same time I showed a full list for a sub $300k house, and they countered me with $305k.

Days on market are less as well which shows me that demand is still very much there.With affordability and inflation playing the biggest factors into why a lot of buyers are settling with a condo or townhome to start in hopes of moving up to something bigger and better as the market continues to appreciate and trend upward.I fully anticapte the remainder of this year to be a very busy one with a lot of buyers entering back into the market with talks of rates coming down in the Spring.
