I don't know that I would ever waste time on the software unless I hit 100 units or something.

Here is a breakdown: full kitchen remodel, new heater/AC unit/ducting, all the sheetrock in the ceiling was replaced (bad roof had caused leaking, so it was easier to replace it all),  new lightng throughout (can-styled LED lights), ceiling fans, and some other electrical work, painted interior/exterior, and tuck/pointing to a few areas of the brick facade.

Once you hit the 2 year market on the first home (or once you have enough cash to buy your second home) purchase a second primary and move into that one.   

@Ryan Hollingshead once the property hits the MLS its already in foreclosure, have you tired looking at the court house?

So your cash flow will be even further hit at that point.

Also anyone see pros cons of paying for electric, gas, trash pick up?

Once you have hit a point that these thigns arwe piling up (and still useful) rent a storage unit somewhere.
