Without understanding where this data is coming from and the context of it, I would guess that it's either:- confidence they have in the ability to get that rent based on the median of the area- the confidence that the current median rent is this 

If it's not yet on market, see if you can explore some creative financing with the Seller that could include a Seller financing option or an extended escrow that gives you the time to secure the funds to purchase. 

I’ll keep educating myself and exploring other sources of knowledge while I continue to save up.

I'm sure the wealth managers on this thread will have a thing or two to say about it, but the data is pretty clear.  

The access is nice, yes, but 80-90% of the data is out there already.

If it will rent for $300 a night for 20 nights a month ($6000) then there is your answer.......Here is a screenshot of the Airdna data.
