I assumed a 3% appreciation of the current house value.With those assumptions I calculate:After 5 years=$14,000 loss on saleAfter 10 years=$19,000 profit on saleI know that in general investors do not hold a rental property that does not cash flow, so maybe the answer is cut my losses now.

Based on your story, I would work with her.She seems to understand the impact of an eviction.If she can't come up with the $500, I would take a partial payment for whatever she has in her bank account.The eviction will cost you more than the $500.Hell, sometimes I feel compelled to review their finances with them and see where they can cut expenses, just so I can get my rent easier.I have had tenants who shouldn't be subscribing to cable or direcTV or full blown cell phone plans.

If they have renters insurance, their insurance company will put them up somewhere and cut them a check for their losses.
