Does that mean I have to request fixes and items from the inspection to be addressed in those 10 days?

It is the safest way to protect your personal items.

Note that I've not included potentially significant expense line items (repairs, etc.) or reserve set-asides so the numbers are actually worse than what I've presented.

I would say I'm concerned about "pre-deal" and "post-deal" items. 

While cleaning the apartment a situation occured of her family member stealing something of value of mine that cost $450.After asking the soon to be tenant about it, she stated the stolen item would be returned the next day, and it was.

Depending on the situation, a TIC partnership agreement could also work well IF there was any thought of one partner buying out the other down the road, but that is a whole other conversation :-)Dan Dietz

I was told that we can pay people to leave then get a certain percentage of tenants to allow the conversion.

It was a hobby and a lot of work maintaining it, but it was so much fun (and it was a great conversation starter too).
